The crawl space inspection found no standing water but did find high ambient humidity (71%), exposed soil in two areas where the original vapor barrier had failed, and condensation visible on metal ducts running through the crawl space.
Removal of the failed partial vapor barrier, crawl space cleaning and debris removal, installation of a new full-coverage 12-mil liner, sealing of all crawl space vents, and installation of a dehumidifier to mechanically control humidity in the sealed environment.
The condensation on the HVAC ducts stopped within two weeks of encapsulation and dehumidifier installation. The homeowner confirmed the musty smell was gone within approximately three weeks. A 90-day follow-up showed humidity at 51% and no signs of moisture reintroduction.
