Home inspection during a sale transaction flagged failed crawl space insulation. On entry, the inspector found approximately 60% of the fiberglass batts had dropped from between the floor joists, many were visibly wet or compressed, and there were small areas of surface mold on exposed joist wood. The source was a combination of humidity and an unsealed dirt floor.
Full removal and disposal of failed insulation, antimicrobial treatment applied to affected joist areas, installation of a new vapor barrier across the crawl space floor, and new insulation installed and secured in the joist bays.
The sale transaction proceeded after the repair was documented. The buyer's agent received a written scope and completion summary. At a 60-day follow-up inspection, no new mold spotting was visible and insulation was secured properly. The vapor barrier had held without movement.
