Home was 8 years old. Original builder vapor barrier had shifted away from the foundation walls, developed multiple tears, and was held down only by debris. Homeowner noticed humidity was noticeably higher on the second floor during summer and experienced minor condensation on interior windows during cold months.
Removal of the failed original barrier, crawl space cleanup and debris removal, installation of a new 12-mil reinforced ground liner with proper overlaps, taped seams, perimeter fastening to the stem wall, and pier wrapping.
The homeowner reported reduced humidity on the second floor within the first full summer season. The crawl space inspection showed even liner coverage with no gaps. The condensation issue on interior windows did not recur the following winter. The cost was approximately one-third of a full encapsulation.
